Medieval Castle with 77 Hectares

Founded at the end of the 10th century and lived in ever since. A few kilometres from Perugia, a castle on its own hill with an estate of 77 hectares running down to the valley. Its origins are late 10th century and it has been continuously inhabited since, not a ruin, and not a restoration project standing empty. The castle itself is 1,500 m² over five levels, under a 13th-century tower that still has its wall walkway and original battlements. Four reception salons on the ground floor; a kitchen with fireplace, dining room, study and five bedrooms on the first, alongside a 60 m² panoramic terrace; a self-contained guest apartment on the second, with access to the tower and the walls; a trussed attic above. There are over fifty rooms. Vaulted ceilings, handmade terracotta floors, and carved stone fireplaces bearing heraldic arms. The basement holds Etruscan relics, which says something about how long this hill has been occupied. Two further buildings come with it: a rustic farmhouse of 450 m² to be restored, which would make an independent villa facing the castle, and an old tobacco drying barn of 143 m² whose volume could be rebuilt. The land is genuinely agricultural, 48.8 hectares under cultivation, 1.8 of pasture, olive groves, woods and a truffle ground, with the Nestore river along the boundary supplying irrigation. The walled formal garden would take restoring, and lends itself to events. Offered in its present condition. The castle is habitable and lived in; the farmhouse and the barn require restoration, and the formal garden has been let go. Priced accordingly.
