Organic Estate with Vineyard near Saturnia

Fifteen organic hectares in the Maremma, with the sea on the horizon. In the hills of southern Tuscany a few minutes from Saturnia, a late 19th-century Leopoldine farmhouse restored without being stripped of its identity. It stands high enough that the view runs across the Maremma to the Argentario promontory and the Tyrrhenian Sea. The house is 180 m² over two floors. A living room with fireplace, an open kitchen and dining area, a guest bathroom and a store below; two bedrooms above, both en suite, one opening onto a terrace with that view. Travertine floors throughout. A separate 30 m² annex holds a third bedroom with its own bathroom, so guests come and go on their own terms. The garden is planted with native trees and fruit, and at its centre is a 13 × 6 m infinity pool set to make the most of the drop in the land. Around it lie about 15 hectares of certified organic land: some 350 olive trees, around a hundred of them centuries old, and roughly three hectares of vineyard, the plots are named Vigna Montecristo and Vigna Montemerano. Montemerano, one of the recognised borghi più belli of the Maremma, is two kilometres away with everything a household needs. The Terme di Saturnia and its golf club are seven. There is no winery here today. The estate is described as having scope to build one of roughly 400 m², which would turn a producing vineyard into a wine business, but that is a permission to verify and a building to fund, not something you would be buying.
