Four years, local stonemasons, and salvaged materials. Nothing here is off the shelf. In the Niccone Valley, on the border between Umbria and Tuscany and close to the Reschio Estate, this estate stands in more than 18 hectares of maintained grounds, a short drive from Cortona and Lake Trasimeno. It began as the ruins of a farmhouse. The present owner spent four years rebuilding it with local craftsmen, stonemasons and artists, choosing materials from salvage yards rather than catalogues. Traditional Umbrian building meets underfloor heating and double glazing throughout. The main villa of 470 m² runs over three levels, entered through a vaulted stone portal. A 56 m² kitchen and dining room, fitted with Wolf and Sub-Zero, opens onto a wisteria-covered terrace. The master suite occupies the tower, 70 m², its own terrace, and a bathroom lined in honey travertine. Below are a gym with Turkish bath and a stone-vaulted cellar, and a vaulted tunnel out to the pool. Three more buildings stand alongside: a guesthouse of 90 m² with two independent bedrooms, a stone farmhouse of 382 m² with an 80 m² open-plan living space and a second pool on its roof terrace, and a new agricultural building of 220 m² for staff. Outside: 300 olive trees in production, rose gardens and jasmine-covered walls, a synthetic tennis court, four private wells and an artificial lake feeding the irrigation. Two independent entrances and three electric gates. The farm machinery and most of the outdoor furniture are included in the sale.
