Riverside Estate with Infinity Pool

Ninety-eight hectares along a river, and an A energy rating in a stone farmhouse. In the Pisan hills along a river, not far from the medieval town of Volterra, an estate of 98.5 hectares with a country villa and olive grove. The present owners renovated it in 2018. The villa runs to 875 m² in stone and brick, wholly rebuilt and consolidated. The ground floor opens to the garden through tall windows: an entrance hall with the lift, a large living and dining room, an eat-in kitchen with pantry, a vaulted room that would make a good music room, two en-suite bedrooms, a study, a workshop and a laundry. Upstairs, a sitting room and three more en-suite bedrooms. The north wing is left in builder’s finish, seven rooms with the fittings still to install, enough for a second wing of bedrooms and bathrooms if you want them. What is unusual here is the engineering. A lift between floors, home automation, underfloor heating on a heat pump, photovoltaic panels, and the thickness of the old walls put to work: the result is an A energy rating at 26.19 kWh/m², which is rare in a building of this age. The garden holds the 20 × 5 m infinity pool and 600 olive trees across 2.52 hectares, pressing around 650 kg a year. A 270 m² depot houses the machinery, with a small outbuilding for plant.
